Project Manager

About the role

We are looking for a practical, hands‑on Project Manager to act on behalf of the owner and steer the resort development from design through construction, commissioning and final handover. The role involves close collaboration with the appointed architect, engineers, site engineer, resort management, suppliers and local contractors.

Key responsibilities

• Participate in initial site assessment with architect and technical consultants.
• Translate the owner’s brief into a scoped programme, priority list and implementation plan.
• Coordinate architectural design, freeze drawings and specifications before construction.
• Work with engineers to produce technical drawings, quantity estimates and the Bill of Quantities (BOQ).
• Review BOQ and costs, identify value‑engineering opportunities without compromising quality.
• Maintain overall project programme, procurement schedule, cash‑flow forecast and milestone tracker.
• Identify, evaluate and appoint suitable local and specialist contractors and suppliers.
• Oversee work packages, quotations, negotiations, purchase recommendations and contractor mobilisation.
• Support the full‑time Site Engineer and ensure daily site reporting.
• Monitor construction progress, workmanship, materials, costs and compliance with approved documents.
• Maintain risk, issue, decision and variation registers; ensure all variations are documented, costed and approved.
• Coordinate architect and engineer inspections and follow up corrective actions.
• Protect guest safety and minimise disruption to resort operations during construction.
• Provide concise weekly progress reports covering work completed, upcoming activities, expenditure, risks and required decisions.
• Lead snagging, testing, commissioning and final handover, delivering as‑built drawings, warranties, manuals and close‑out documentation.

Required profile

• Hands‑on Project Manager with experience overseeing design development through construction and handover.
• Ability to coordinate architects, engineers, contractors and suppliers in a resort environment.
• Strong organisational skills to manage programmes, procurement and cash‑flow forecasts.
• Experience in reviewing BOQs, cost control and value engineering.
